Moving to The Greens Dubai: Building-by-Building Notes on Elevators, Deposits and Courtyards

We get a version of this question every week: "We just signed for Al Nesayem 3 — what should we know about moving in?" The Greens isn't one building. It's thirteen clusters plus two standalone tower lines (Onyx, Al Sidr), each with subtly different move-in logistics. What works in Golf Towers won't work in Al Thayyal.

This is the incoming-resident companion to our Greens movers and access guide — that one's about picking the right mover, this one's about what you personally need to know before move-in day.

The Thirteen Clusters: A Walk-Through

Al Ghozlan (1, 2, 3, 4)

Four buildings, earliest of the Greens clusters. Smallest cabins in the community — about 180 cm × 105 cm passenger lift, no dedicated cargo lift. Security deposit is AED 1,500 paid to Emaar community, separate from the chiller and DEWA deposits. Tall wardrobes will be walked up the staircase; plan for an extra hour of crew time. Parking for a moving truck: visitor bay near the pool entrance.

Al Nesayem (1, 2, 3, 4, 5)

Five buildings, ring-shaped around a central pool courtyard. Inner-cluster units (Al Nesayem 2 and 4) back onto the courtyard and require a 70–90 m roll from the nearest visitor parking. Elevators slightly bigger than Al Ghozlan (190 cm × 115 cm). Nesayem 5 is the newest and has the smoothest access of the five.

Al Samar (1, 2, 3, 4)

Four low-rise buildings, decent lift access (190 cm × 115 cm), direct from a short ring road. Al Samar has the nicest loading situation in the original Greens buildings — we recommend booking a mid-morning slot for minimal conflict with residents heading to work.

Al Arta (1, 2, 3, 4)

Arta 3 and 4 are the tricky ones — they back onto the shared pool area, and the nearest truck parking is 80+ metres away. Budget 30 minutes extra crew time versus the other Arta buildings. Community security at the Sheikh Zayed Service Road gate requires 24 hours notice for Arta 3/4 loading.

Al Jaz (1, 2, 3, 4)

Jaz 1 and 2 have a surprise feature — a cargo lift alongside the passenger lift. Use it. It adds 15 cm of depth and cuts your move time by roughly 20%. Jaz 3 and 4 are standard passenger-only lifts. All four buildings have good ring-road access.

Al Thayyal (1, 2, 3, 4)

Standard small-lift spec. Thayyal 2 has a narrow stairwell that restricts anything wider than 85 cm — measure your sofa before move day or plan to disassemble. Security deposit here is sometimes waived if you're an Emaar freehold owner; ask at handover.

Travo A and B

The dual-tower building straddling The Greens and The Views — technically part of Views but shares Greens services. Cargo lift available, 200 cm × 120 cm, one of the better access setups in the community. Move-in here is noticeably smoother than the pure Greens clusters.

Al Dhafrah, Al Thamam, Al Ghaf

Three small-cluster buildings on the Meadows-facing edge. Dhafrah and Thamam have courtyard-internal units; Ghaf has all units facing the ring road. Ghaf is the easiest move-in. Dhafrah and Thamam need the courtyard roll.

Onyx Towers (1, 2)

Standalone two-tower complex, taller than the clusters (up to 15 floors). Dedicated cargo lift at 230 cm × 150 cm — largest in the Greens area, no disassembly issues for standard furniture. Onyx has its own reception desk; book the cargo lift 24 hours ahead through the concierge. Deposit is AED 2,000.

Al Sidr Towers (1, 2)

Twin towers on the east edge of the community. Cargo lift at 220 cm × 140 cm, very move-friendly. Most luxurious of the Greens residential options — moves here frequently involve high-end furniture that benefits from the larger lift.

Golf Towers

Three-tower complex bordering Emirates Golf Club. Premium positioning, premium pricing, and a proper service elevator at 230 cm × 150 cm. Loading bay access from the underground car park — your mover will need to coordinate with building management for truck clearance (2.4 m ceiling height) or do a shuttle from the surface.

Move-In Day Checklist for The Greens

  1. Ejari first. Emaar community won't release keys until Ejari is processed. Allow 48 hours from signing.
  2. DEWA connection. Apply 3–5 days ahead. The Greens uses standard DEWA, not district cooling — you pay DEWA directly.
  3. District cooling check. Most Greens clusters use Empower district cooling. Opening account requires passport, Ejari and security deposit (AED 2,000). Do this before move day.
  4. Community security notification. 24–48 hours ahead, with vehicle details of your moving truck.
  5. Onyx/Sidr/Golf Towers: Reserve the cargo lift through concierge 24 hours ahead. Without reservation, you share with residents and lose 45–60 minutes.
  6. Elevator check. Measure any piece taller than 180 cm or wider than 100 cm before move day. Disassembly is cheaper than stair-carry.
  7. Water and cooling for crew. Summer moves need visible water access. The Greens doesn't have shaded loading areas in most clusters.

The Greens Lifestyle Notes Movers Don't Usually Tell You

Couple of things that matter for move-in day that aren't really about the logistics:

The Greens Supermarket (at the community heart, near Al Samar) is open 06:30–00:30 and sells basic furniture items, cleaning supplies, and kitchen essentials. Useful for the first 48 hours before your Ikea delivery arrives. Meal delivery from the cafes at the Greens Square is fast (15 minutes typical), good for feeding a crew at lunch.

Parking in The Greens after move-in: each unit gets 1 allocated underground bay. Extra cars park in visitor bays (2-hour limit, sometimes enforced). If your family has 2+ cars, this is worth knowing before you commit to the lease.

Comparable Move-In Communities

The Greens sits between several other Dubai expat apartment communities. Useful to know the comparables if you're deciding:

  • JLT — bigger towers, modern lifts, noisier area
  • Marina — better views, harder move logistics, more expensive
  • DSO — newer buildings, gate permit hassle, lower rents

Frequently Asked Questions

Which buildings in The Greens have the best move-in access?

Onyx Towers, Al Sidr Towers, and Golf Towers have dedicated cargo elevators measuring 220–230 cm internal height — large enough for standard king beds and tall wardrobes without disassembly. Travo A and B are the best of the cluster buildings. The original Al Ghozlan, Al Nesayem, and Al Thayyal clusters have the tightest lifts (180–190 cm cabins) and require more disassembly.

Do I need to notify Emaar community management before moving in?

Yes. Emaar community security requires 24–48 hours advance notice of the moving vehicle — licence plate, company name, expected arrival time. Submit through the building's concierge or directly at the main Sheikh Zayed Service Road gate. Without notification, your truck will wait 20–30 minutes at the gate while security verifies. Inner-cluster buildings (Al Arta 3/4, Al Nesayem 2/4) require written approval for courtyard loading.

What is the security deposit for moving into The Greens?

Emaar community deposit is typically AED 1,500–2,000, refundable on move-out subject to damage inspection. This is separate from the apartment's landlord security deposit (usually 5% of annual rent) and Empower district cooling deposit (AED 2,000). Onyx and Golf Towers charge the higher AED 2,000 community fee. Some clusters waive the community deposit for Emaar freehold owners.

Can movers deliver furniture into The Greens on weekends?

Yes, but with time restrictions. Emirates Living community rules restrict residential-zone moves to 08:00–20:00 any day of the week. Saturday and Sunday moves work fine within that window. Fridays have informal earlier-afternoon quiet expectations around Jummah prayer time — most movers start Friday jobs at 09:00 and pause between 12:30–14:00. Ramadan extends to 22:00 with written community approval.
