Skyhills Residences Keys Just Dropped Six Months Early: Your Science Park Move-In Plan

HRE Development handed over Skyhills Residences 1 six months ahead of schedule. The original completion date was October 2026. The first keys actually went out in late April. If you bought into the East tower or the West, your move-in window is now — and the building's services elevator was not designed for 1,142 units all wanting Saturday morning slots.

We've already coordinated 11 Skyhills moves since the handover started. Here's what the off-plan brochures don't tell you about getting a furnished apartment fully lived-in.

Where Skyhills Actually Sits in Dubai Science Park

The twin towers (East at 33 storeys, West at 40) face onto the corner of Umm Suqeim Street and Al Khail Road. Sounds central. It is — but your moving truck cannot take Al Khail northbound from the Marina side during the morning truck-restricted window of 6:30–8:30. Plan around it.

The clean route from a Marina or JBR pickup is south on Sheikh Zayed, east on Al Hessa, then north on Umm Suqeim Street to the Science Park spine road. From Mirdif or Deira, come down Sheikh Mohammed Bin Zayed Road and exit at the Arabian Ranches interchange. Two minutes faster than the Tripoli St detour everyone tries on Google Maps.

The Loading Bay Situation

Skyhills has one shared loading bay between East and West, accessed off the rear service road. It fits two 7-tonne trucks comfortably or three 3-tonners with elbows out. During the first two weeks of June handovers, security started a slot list — you book a 2-hour window with HRE move-in coordination, you get the bay, you leave on time. Show up unannounced and you wait in the visitor parking until a slot opens. The first wave of residents learned this the hard way on May 4th.

Service Elevators and Furnished-Unit Reality

One huge thing nobody talks about: Skyhills units come fully furnished. Beds, sofas, dining sets, the wardrobes — all there. That changes your whole move calculus. You're not bringing a sofa up 33 floors. You're bringing boxes, soft goods, kitchenware, books, electronics, and personal items.

This means the right vehicle for most Skyhills moves is a 3-tonne closed van with one packer-helper, not a 7-tonne open truck with four crew. We've quoted some of these moves at AED 1,400–1,800 for what would be a 2,800+ job in an unfurnished tower. The savings are real if your mover catches it.

That said, the East tower has two service lifts and the West has three. They open at 7:00, close at 21:00 for moves, and security pads them at the lobby and floor level. Book your slot through the HRE Resident Portal at least 48 hours out. Walk-in bookings are now refused after the first weekend of handovers got chaotic.

Move-In Permit, Chiller, and DEWA

Move-in permits at Skyhills are AED 250 refundable against any common-area damage during the move. You pay it at HRE's handover office on the ground floor, get a printed slip, and present it at the loading bay. The refund hits your wallet within 14 working days assuming no scratches on the lift padding.

Chiller is on Empower district cooling. Open the account online before key collection — Empower processes the activation within 24 hours if you've already got Ejari. If you don't, they'll provision under the developer master account and bill you on a temporary tariff that's about 12% higher than the standard residential rate. Get the Ejari done.

DEWA setup happens automatically through the Ejari-DEWA integration. Your meter activates within 48 hours of Ejari registration. Keep the move-in date flexible by one weekday in case DEWA hits the standard backlog.

What 1,142 Units Means for the First 90 Days

Here's the math nobody at the sales meeting did. Skyhills has 1,142 units. HRE is handing over in waves of 60–80 per week. That means service elevators will be saturated for roughly four months. The smart move is to book your move on a Sunday or Monday, not a Saturday. Saturdays are 3x oversubscribed; midweek slots are wide open.

Also — the building's Wi-Fi infrastructure was commissioned in late April. Etisalat (e&) and du both have presence in the building. Order your service the moment you sign the handover documents. Internet activations are running 5–9 working days. Without backup data, you're working off your mobile hotspot for the first week.

What to Bring on Day One

Because the apartment arrives furnished, your day-one box is different from a normal move. We pack a "first-48-hours bag" for Skyhills clients that includes:

• Phone charger, laptop charger, power bank — outlets sometimes need GFCI reset
• Toilet paper, hand soap, towels, basic cleaning cloths — the developer cleaning leaves a film
• Coffee setup, kettle, mugs — kitchen is stocked with crockery but not consumables
• Pillows and bedsheets in your own size — the supplied set is generic
• Mosquito plug-ins — Science Park has open desert behind and the first month bites
• A floor scale or tape — measure built-in wardrobes before you ship over hanging clothes

Comparing Skyhills to Other Science Park Buildings
