Moving to Canal Heights Business Bay: Handover Guide

Canal Heights 1 hands over towards the end of this year. Canal Heights 2 follows shortly after. Together that's 800+ new residents trying to move in within a narrow window — most of them concentrated into the 6-8 weeks following each tower's snagging sign-off. If you've got keys incoming, here's what the logistics actually look like.

We've handled handover-season moves at Chic Tower, Peninsula, Executive Towers, Bay Square, and Paramount Towers — all within Business Bay. Canal Heights sits on the waterfront, which adds quirks the inland Business Bay buildings don't have.

The Marasi Drive Problem

Canal Heights 1 & 2 are on Marasi Drive, the waterfront strip along the Dubai Water Canal. Marasi is one-way, narrow, and already congested with Hotel Indigo, SLS Dubai, and Paramount traffic. During handover windows, you'll be competing for loading-bay access with delivery vans, snagging contractors, and the other ~400 families trying to move in simultaneously.

Our working rule for Marasi moves: arrive before 7am or after 10pm on weekdays. Between those windows, you're in a queue. Weekends are better (less construction traffic) but the loading bays still fill by 10am Saturday.

Those are pre-handover-premium ranges. Expect 10-15% uplift during the concentrated first 6-8 weeks when demand spikes. Our advice: book 3-4 weeks before your expected key collection date, with a flexible 72-hour window around actual handover.

Damac Handover Process — What Actually Happens

Damac handovers typically follow this sequence:

  1. Snagging notification (email with portal link). Review within 7 days.
  2. Snagging visit booked via the Damac Living app. 2-hour slot, you walk through with a Damac rep noting defects.
  3. Snagging rectification window: 14-30 days depending on defect severity. For Canal Heights we're expecting roughly 21-day cycles.
  4. Final inspection. You sign off. If defects remain, you can refuse handover or accept with a "defect list" addendum.
  5. Keys released. After final DEWA/District Cooling meter activation and community service registration.
  6. Move in permitted. Typically 2-5 days after keys.

Don't book a mover until you have keys in hand. Damac handover dates slip. We've had clients commit to move dates 6 weeks ahead, then scramble to reschedule because snagging rectification extended. Aim for a 2-3 week window after expected handover.

Waterfront Crane and Elevator Logistics

Canal Heights towers have waterfront-facing units with balconies directly over Marasi Drive. For oversized items (large sofas, king-size beds, artwork over 2m), the service elevator dimensions will matter more than usual — Damac's service elevators in similar towers measure around 270x160cm, which is generous but not unlimited.

If you're moving a 3-piece modular sofa that can't disassemble, or art pieces over 220cm, ask your mover about external crane access. Waterfront tower crane-lifts run AED 2,500-4,500 depending on floor and item weight. It's rare but worth raising at survey stage so there are no day-of surprises.

Parking the Truck

Canal Heights has a dedicated loading bay on the basement level (B1). Capacity: likely 2-3 trucks simultaneously (based on Damac's typical waterfront layouts). During handover season, that bay will be booked 48 hours in advance. Outside the bay, Marasi Drive itself has very limited stopping space — RTA enforcement is active along the whole waterfront.

If the bay is full and your permit window is tight, movers sometimes stage the truck at Marasi Drive access points near Vida Dubai Mall, then shuttle loads in a smaller vehicle. That adds AED 400-800 to the move cost but avoids RTA tickets (AED 400 each for improper stopping on Marasi).

What to Pack First

A snagging trick worth knowing: Damac gives you a 30-90 day warranty window on defects discovered after occupation. The window starts from key collection. Moving in quickly — before you've scrutinised every outlet, tile, and AC vent — risks burning that window.

Our move-in clients who did Canal Heights-equivalent towers (Chic Tower, Bay Central) did this:

  • Keys collected Day 0
  • Days 1-3: thorough unit walk-through, notes, photos, punch list logged via Damac app
  • Days 3-5: low-value move-in (mattress, basic kitchen, essentials)
  • Days 5-10: full move-in with professional movers once punch list is acknowledged

Moving everything in on Day 1 means any hidden defect — plumbing, AC, tile hairlines — lands on your insurance, not Damac's.

Paramount / Chic Tower / Canal Heights — What's Different

Compared to nearby waterfront towers:

  • Chic Tower (Damac): 1-bed focus, smaller service elevators, tighter internal roads. Budget is similar to Canal Heights.
  • Paramount Towers: Larger units on average, better service elevator dimensions, established loading patterns. Moves run 15-20% faster once the crew knows the building.
  • Canal Heights (coming online): Mixed unit sizes, premium finishes. Loading logistics still to be tested at scale — expect the first 3 months post-handover to be operationally messy.

Nearby Area — What You're Moving Into

Canal Heights sits a 4-minute walk from Business Bay Metro, 12 min from Dubai Mall, 8 min from the Business Bay commercial zone. Waterfront dining and running paths on Marasi itself. Closest grocery: Carrefour at Marasi Hills. Closest school: JSS Private School, a 12-min drive.

Building amenities typical of Damac waterfront: infinity pool, gym, sky lounge, business centre. Service charges expected AED 20-28 per sqft annually — standard for Business Bay waterfront.
